Bay Ridge is where I’m actually based, not just a page on a list. Bay Ridge housing: brick two-families, prewar co-ops, a few new builds
The neighborhood’s backbone is row after row of attached brick two-family houses, most put up in the 1920s and ’30s, plus a solid stock of prewar apartment buildings closer to the water. What that means for the work:
- Party walls change the anchoring plan. In an attached brick two-family, a stud on an exterior wall can be shared framing with the house next door. I check what’s actually behind the plaster or drywall before I hang a heavy mirror (from $130) or mount a TV (from $130 on drywall, $160 if it’s the exposed brick a lot of these houses still have inside).
- Prewar co-ops along Shore Road and Colonial Road. These buildings tend to have a super, a sign-in sheet, and set hours for outside work. Tell me the rules when you book and the visit gets planned around them instead of stalled at the lobby desk.
- Basements and side-yard doors get real weather. Being this close to the water, Bay Ridge basement doors and side entries take a beating; door planing and hinge work from $130 is a steady call here, along with drywall and plaster patching from $140 with paint where damp has left a mark.
- New condo construction near 3rd Ave. Newer buildings bring newer problems: builder-grade fixtures and hardware that need swapping out early. Light fixture and dimmer swaps run from $130 through minor electrical.
- Small yards and porches on the two-families. A decent share of these houses have a small deck, porch, or fenced yard off the back. Repairs and small carpentry there fall under light carpentry, quoted at my $130 minimum for the scope of the job.

Furniture assembly is constant here, especially flat-pack pieces going up narrow brick-house stairwells: a standard dresser from $130, a PAX-size wardrobe from $180 when it has to be built in the room. Right behind it: window A/C installs at $130 (put in and, later, taken out for the season at the same price), childproofing and furniture anchoring for the neighborhood’s many young families ($130 flat, into real studs or masonry), and shelving for the closets these older houses never had enough of.
Plumbing and electrical calls trend toward the ordinary: a running toilet or leaking faucet from $130, a re-caulked tub at $130, a swapped lockset at $130. Everything’s on my pricing page, materials extra, and I clean up brick dust and packaging before I leave.

Text or email photos of the job, whatever it is, and I quote it back as one flat price, no site visit needed to estimate. There’s no dispatcher between us; I read the message and I do the work.
Because I start most mornings in Bay Ridge, same-day slots here are often easier than in neighborhoods further from home, and Sunday bookings are the ones I almost always have room for. If it’s urgent, check same-day availability; if it’s not, I cover the rest of Brooklyn just as regularly, including Park Slope and Williamsburg.

Based here. It's where I live and where my day usually starts, which is why Bay Ridge often gets the first or last slot of the day and why a same-day text has good odds of landing.
My house is attached to the one next door. Does that change anything?
It changes what I check first. A lot of Bay Ridge is party-wall brick two-families, so I look at whether a hole, a hung mirror, or a mounted TV is landing in shared wall framing before I anchor into it, not after.
Is parking near the Verrazzano or on 3rd Ave going to add to my bill?
No. My quotes are flat, so however long I spend circling near the bridge approach or the bar strip on 3rd Ave is my time, not a line item on your invoice.
Can you work around my co-op's rules near Shore Road?
Yes. Plenty of the prewar buildings along Shore Road and Colonial Road have super sign-in and set work hours. Send those rules when you book and I'll plan the visit to fit them.
Do you cover the rest of southern Brooklyn from here, or just Bay Ridge itself?
Bay Ridge is the center of my map, not the edge of it. Dyker Heights, Bensonhurst, and Sunset Park are all a short drive, and I cover the rest of Brooklyn regularly too.
